Ram Jack completed the work, which is good. However, they left behind a mess in my yard, and refused to clean it up. Horrible customer service given the price.

Ram Jack inspected some cracks we had in our masonry, and the employee was very honest and did not try to sell us something that he did not think we needed. He said to caulk them and keep an eye on them. Another company wanted $7,000 to repair. I truly appreciate such honesty, and should we ever need piers, Ram Jack will be on the top of our list to call.

THIS IS A CLASSIC BAIT AND SWITCH.
The Ram-Jack salesman quoted me $1,200 to lift up my cement patio and assured me of their amazing technical ability. I asked can they lift my cement patio up without risk to my over-hanging patio-door sill-plate? Absolutely, they are able to tweak the lifting of any cement patio ever-so-slightly. Then I get a contract in the email for $1,500. Not happy but I signed it. When the "technicians" came they lifted portions and then were afraid to lift other portions for fear it would not go well. Then they came back with a price to complete the work that was almost double what I was quoted! In the initial phase they actually busted some of the brick perimeter and lifted only that part far higher than the area around it, permanently. Now I have this broken brick sticking up and an area that they "were afraid to lift up" for fear they could not do it right. All of this is the exact opposite of what I was promised. So to get the work completed properly, I held back on my payment. After a long period of telephone tag I was able to line up a date that worked and a guy came out stating he was their "Manager". He started with a tough-guy demeanor as I showed him the shoddy work his installers performed and then told me "how do I know whats under your concrete patio"? Given he does this for a living one would think he could look at a patio and have a pretty good idea of what the hidden structure is underneath it. I told him that when he repaired the damage that his technicians did to my patio, lifted the other area they were supposed to and then filled in all the empty holes his guys drilled in my cement patio, then I would pay my bill. His comment was, "I have heard all I want from you on this issue, and I will get back to you". He then took a couple of photos and stormed off. This is a bait and switch deal from the beginning. Oh, and when I showed the guy the damage and told him that I expected his team to fix it or pay someone else to fix it, he told me to "read my contract", implying they were allowed to damage my property with no consequences. There is much more like his "technicians" snuck out and left without asking me to look at their finished work, which they didn't finish, and more. We would like to address your concerns. We believe in facts and a contract. Let's review the facts.
You state that we first offered a quote of $1200 for work, and that later we quoted $1500.00 for the same work. But the facts are different. We offered you two quotes on different dates for the same work. Both quotes were $1500.00. Our contracts also state that we will use and upfront estimated amount of material, in pounds of poly. Once we go beyond a stated amount, we will charge an additional fee. This was outlined in our agreement.
You agreed on the contract to pay any such additional fees. We are also required to charge for state fees such as sales tax. We do not know the exact amount until we complete the job. I think all the above is reasonable for any business to charge required taxes or the cost of additional materials.
As to our lift, our contract with customers is that we will lift at the practical limit of the structure. It is unfortunate that the construction of a structure may limit our ability to obtain full recovery of foundation settlement. We must stop lifting when additional lift may damage the foundation. We obtained great recovery at your home, and wanted to do more, but the construction did not allow us to do so without causing damage.
We also noted in our initial observations at your home that the mortar between bricks would crack as a natural occurrence of the lift. We stated that you may require mortar point-up by a contractor as we do not conduct point-up work.
When our work was complete, we did not hear from you, and were unable to get in touch with you for a very long time. We did not play "telephone tag." We have documented our calls. We left a voicemail on 4/21, 4/29, and 6/16/21 along with an email.
We have attempted to address your concerns multiple times. Your original Specialist attempted to reach you on multiple occasions. When you spoke with him, you made an appointment with him to address your concerns. Our Specialist drove 3.5 hours to meet you only to have security turn him away at your gated community. The guard said you would not give permission for our Specialist to enter, even after the appointment was confirmed.
At this point we feel we have done everything in our power to address your concerns but it does not seem as though that will happen after our multiple attempts. Denise was very rude and had a horrible attitude. She raised her voice when I was trying to schedule an estimate. I had previously called and spoke with another lady on July 11th who was very nice and accommodating and I stated I would need to call back to confirm date. When calling back today July 16th to book free estimate I was told that I am unable to when the previous phone call I was. Very unprofessional would not recommend.

We hate to hear that your experience with us was not satisfactory. I would like to explain the reason that we were unable to accommodate. It appears you were speaking with the same person both times you called into our local office. As explained on the call, we would be happy to assist you with an appointment but we do have a company policy that states the listing agent or the current homeowner of homes that are for sale must give us permission before a representative from our company is allowed to visit their property. This is done out of respect for the owner of the property. We did request the name and number of the homeowner to call on your behalf and never heard back from you. We also gave the option to have them call us for permission. Again, we apologize that we could not accommodate and hope you understand the reasoning as explained above.

The sales guy arrived on time for the appointment and answered all of my questions very thoroughly. They didn't rush the inspection and never haggled me into making a purchase. I'm not sure if we are ready to spend the money, but when we are, I will absolutely use this company.

Useless for anybody with a water coming into a space apparently. Company said they don't waterproof, yet I have leaks through cracks in the garage. Not sure how they assess the problem over the phone.

One star is too much. I called Ram Jack 3 weeks ago to schedule an appointment to check a leak in my basement.
They scheduled me for Monday August 12, 2019 at 02:00pm.
Today Monday August 12, 2019 no one showed up to the house or called me about the appointment.
I finally called them at 2:16pm to see what is going on?.
They told me hold on let me call Luke who supposed to come to your appointment today.
I was on hold for ten minutes then the guy said sorry there was a mix up. Luke did send us email for us to reschedule but we did not get to it yet.
They can schedule me out for another 3 weeks out in September.
I told him I called three weeks ago and been waiting for this that long. No one called or bothered to contact me.
I do not want to do business with you. I will take my business somewhere else. What a sorry no professional company.
Extremely unprofessional and lucky I did not do business with such useless company.

Horrible company. Horrible service. In the process of buying a new home, we found a crack in our basement floor. Ram jack was hired to fix it prior to our closing. Ram jack told us all work had to be approved by the city and they would provide us with all measurements prior and following stabilization of the house. They lied- the city was not involved. They didn't give us any details of how the house was stabilized nor did they fix the crack. The patio had to be done 3 times and still looks terrible. The owner won't take our calls and he completely lied to us about multiple things.

This is my 2nd experience. Was a repeat customer. If using, make sure the person doing the estimate really does a good job. Mine was in and out in five minutes, I thought he nailed whatever was wrong. Thousands of dollars later I have gear under my house but the root problem I called them about is still exactly the same, no different at all. Started hearing from them "wellllll, it could be this or that".... Hmmm. No thank you. I'll shop elsewhere and recommend others do the same.

My husband and I were thankful they honored my lifetime warranty that I bought with the house. When they first came to my house to fix the foundation in 2008, some how they did not install 4 supports under the house. My house shifted quite a bit since then. It took a while but they came back and were honest about the work they did in 2008 and put the 4 extra supports in. My husband had to stay on them with lots of calls but again, they did honor their life time warranty and we were very thankful for that.
Edit: We had the drainage redone because of moisture/water in our crawl space- This moisture was possibly made worse from the foundation piers that ram jack put in (according to our drainage contractor(along with tree roots.) ) When were they going to tell us that this may happen? We had to have our entire drainage system replaced plus the holes near their foundation piers had to be filled and sealed by our drainage contractor. Our walls/floors were shifting even more after ram jacks work..because of this moisture in the crawl space.
If you own a home in Downtown Durham you have to really watch for the foundation shifting. Shouldn't a foundation repair company go over all these details with you and inform you of what you need to do to have the most stable foundation..?Ram Jack just did not spell it out for us ... and that's what we needed... Perhaps they went over it in detail with the man who flipped this house. We needed this information transferred to the new home owner.Helpful 11Thanks 0Love this 3Oh no 0
