I purchased my new home in April 2020. Frontline 2-10 warranty handes the warranties and request. 2 untucked carpets (with protruding nails) over the threshold in 2 baths, bedroom door won't close shut in the master. I also have 3 structural issues. One of which is the neighbors water spicket is on the opposite side of the house which makes it so they have to run a hose across my front walkway! Covid hit so I was told that only major repairs would be done until further notice.... here we are 5 months later and still no further notice. I've gotten the run around from the Landmark Rep Ginger as well as Taylor at Frontline. I'm told that I will be contacted in the order in which the request were received. That could possible take me into 2021 for minor repairs. I was also told that I cant hire contractors to make the repairs and send Frontline the bill.
It's simply a racket to tell prospective buyers that they're getting a home warranty, when in fact you really are getting the shaft and a run around.
Last night my grandson cut his foot on a protruding nail. I've given Landmark24 home 24 hours to respond or I will be seeking legal counsel on my grandsons behalf!Helpful 2Thanks 0Love this 0Oh no 1Business owner information

DO NOT ... DO NOT TRUST THIS COMPANY. They do nothing but try to deny claims. I am currently going through an HVAC issues for nearly two weeks now. I spoke to the contractor directly and was told my issue should be approved. HOWEVER, Landmark then required the contractor for more information to further deny the claim!!!!!

Aug 8, 2017Previous reviewAs I'm reading most of the reviews it's not a surprise that the majority center around A/C issues and the consistency of Landmark denying claims. I had my A/C service tuned up at the urging of Landmark. The unit was working just fine but I figured why not. They sent someone from Optimum Air and there began the problem. The technician was partially deaf and left dirt and scum on my stairs. We had to complain to get it cleaned. But that wasn't the big problem. I heard banging outside and looked to see this guy banging on my unit for whatever reason. After the so called "tune up", my A/C unit no longer heated. He left it and surprisingly put in his comments "this unit will go out soon". How convenient.
We called Landmark who didn't care to do anything about it so we ended up calling Optimum Air back out and do you know what they told me? "Sorry, our guy is known to rub people the wrong way and he mistakenly forgot to reconnect your fuse and that's why you've been getting hot air". WTH!
So we take it and just go about our merry way to have cool air in Texas again. But after that we had to call service three more times because the unit was just never the same after. Now comes the biggest frustration. I call these guys again because the unit just isn't cooling properly. I had an independent guy come out first to assess things so I already know what needs to be found.
Landmark sends the SAME company back out and the SAME rude guy who broke the system in the first place and he AGAIN started tracking scum up and down my stairs! I had to immediately call Optimum and they had to force this guy to clean up after himself. But that isn't even the worst part.
- so the evaporator coil now has a leak in it
- this guy reports back to Landmark that it's my fault because I have dirty filters
- so Landmark denies my claim because it's not normal wear and tear, it's failure to keep up maintenance on it
I wasn't even surprised that they denied the claim because they've denied EVERY SINGLE one that I've had to put it about anything major stating that somehow, someway it was either not covered, my fault or just out of scope.
I called Optimum Air asking why they advised Landmark that it was user maintenance and Optimum says no way we said that. Landmark says we have recorded conversations ... so I'm going through a mountain of he said, she said all the while my 18 month old daughter is stuck in a hot house in Texas!!!
They just don't care what the end result is as long as they don't have to approve claims. They sent these incompetent contractors to my house who broke my system. They kept sending people out all of whom said my unit was just fine. And all of a sudden when something major happens, oh wait sir .. your unit isn't fine .. forgot all the times we sent people out to tell you it was fine ... it was failed maintenance on your part to change the filters or go up in the attic and clean your coils. And then I said to them .. do you know that the pictures this contractor sent you were from an upstairs unit that had nothing to do with the downstairs unit. So you're telling me the filter lead to airflow blockage but you're looking at pictures of a filter that was for a completely different unit! And Landmark's reply ... well let's take the filter out of the picture .. your coils were dirty. So you sent an email saying the filter caused the problem and when I point out that that wasn't even the filter to the unit, now it's ok well the coils were dirty too. They will use ANY and ALL excuses to not approve a claim that is something major.
I've never ... NEVER been made such a fool of so blatantly and NEVER had to deal with a warranty company blame something on a customer that was clearly the fault of poor contractors. Oh well sir just file an insurance claim against the contractor they suggest! Wow is all I could say. So you're recommending that I file a claim and you're not at all going to offer to fix this issue that YOU caused by sending these people to me.
I came here just to save even just one person from making the mistake I did with trusting or assuming my warranty company had my best interest in mind. They don't. And I know I was stupid to even think that a company would care about little old me and my family having to suffer through the heat in Texas with an AC that they contributed in breaking.
Not once have they approved a claim. Not once. And now even if I get this issue fixed by someone guess what ... they'll deny every AC claim from this day forward because of "failed maintenance by the homeowner". - Michael P.Scottsdale, AZ861389Jul 20, 2023
Scammers they are lying on there warranty They started at $600+ then they said each half needs to be paid extra so another $1,000 then I had a very nasty service person named Mallisa Kiley yes tha'ts her name. Not misspelled add another mysterious cost of another $900+. I spoke to a supervisor named Andur-Rahman Medina She said she would help she did not. said yep pay us more money or no equipment for the repair. I asked to speak to someone higher. They told me nobody exists in the office that they all work remote! Sounding more like Fraud every minute. I am filing a complaint with BBB & Arizona attorney Generals office. Stay tuned for more follow up to another review.

Landmark Home warranty doesn't even deserve one star. As a Realtor I use to refer them and I currently canceled my policy. I will never refer them again. They always have a reason why they can't cover your needs, if they do it takes too long. They billed me a month ahead and didn't even refund me for the month ahead when I canceled. Instead they charged me an admin fee on top of that. They wouldn't call me back, all I got was an email with the extra charges. I'm sorry I ever paid them for nothing.

Yea I did receive a check after several calls and several weeks. Poor customer service and limited contractors is why I'm canceling the service. We are stuck with LM until June 2024.

Jul 24, 2023Previous reviewI live in Lago Vista, TX called LMHW to have my AC serviced. I was told at 6:30 AM that they didn't have a contractor to send out.
I called back at 9AM and they were still looking for a contractor. They were able to find a contractor in Buda which is almost 60 miles one way from my home. And remember this is Texas and our heat index is almost 120.
The contractor showed up at 5:30 PM told me that I had a coil leak and it would be covered by LMHW. He also replaced the capacitor . LMHW said no the leak test is not covered and I have to pay 189 for a leak test and they wanted almost 700 dollars for "non covered parts". I said NO! LMHW said they would do a buy out and send me a check for 2200.00 and that took a few weeks to mail out a check.
I asked for them I wanted to remove the coverage for my AC and Grinder pump as they are both new and under a GOOD warranty. I sent LMHW an email requesting this and my reply was I had to call sales. Sales told me that I can't change the policy until 6.2024.
We told LMHW to cancel the policy next June 2024 and take us off of AUTO renew.
LMHW has very few contractors and we were told they are a very slow pay with the contractors.
We will never use them again.

First, i have a salt water pool with a chlorine generator. I specifically asked that this be covered. When it quit working, I had to start adding chlorine to my pool because it was turning green. Your warranty people said I damaged the unit by adding the chlorine so would not cover the replacement.
Next, the heater to my pool stopped working and I was told that they would only cover up to $1,000 for replacement if that was needed. My total policy is a little more than $1,000 so where is the benefit to the policy.
Finally, the contractor they sent out told me the heater was fixed. When I next went to use my spa, the heater still was not working. A recall was sent to the contractor. The contractor called me and not only were they short with me, they told me it would take a week to get someone out. When they did come out, they told me my filters needed to be cleaned or replaced and gave me a quote of $500 to replace my filters. Had they done a thorough inspection they would have found that the problem was a broken valve and not my filters. Based on their diagnosis, I cleaned my filters and once again tried to heat me spa. The result was that because of the broken valve, the pressure caused my entire filter unit to explode sending the cover over my roof into my front yard. I can only thank God that no one was hurt as there are still pieces of the unit that have not been found. So now it is going to cost me $2,200 to replace the filter and the broken.
Between the chlorine generator, filter and valve, I am out of pocket almost $3,500 and I still don't know what is wrong with my pool heater.Helpful 1Thanks 0Love this 0Oh no 0Business owner information

Update on our AC unit. I was told on Tuesday that the parts had been ordered. I called back today (Friday) to check the status of the order and to see if we can get an ETA on the repair and I am told that the part hasn't been ordered and they're waiting to contact the contractor which they do by email. The landmark rep put me on hold and decided to call the contractor to get the information (which should've been done in the first place) and I'm told that they can't give an ETA as to when the part will get in or when it can be repaired. Meanwhile while she had me on hold talking to the contractor I was able to reach out to an AC repair man who is able to get the job done today within 3 hours. I told the landmark rep to just send us the $1,000 check and we will repair it ourselves.
DO NOT USE LANDMARK. It's also impossible to reach anyone higher than the reps that answer the phone. I was told that all the other departments are "back end" and can only be reached by email. We just recently purchased our first home and chose Landmark for our first year of coverage. We have submitted 3 tickets so far.
1. Dishwasher. Part of was on back order so they cut us a check and we used that to cover the expense of our new dishwasher. That's fine.
2. Garage door. Ticket submitted July 23. Garage door stopped opening, they sent a tech, we were told we'd get a call back letting us know when it would be fixed. I call the week of AUGUST 22nd and am told the contractor will reach out to me the following Monday. Well it's Monday and still no response, still no working garage door.
3. Broken AC. Listen, we live in Houston, TX. It has been a record high heat for the summer and going without AC is absolutely brutal. I am 7 months pregnant with a toddler. Our tech came today after submitted our ticket on Saturday (8/27). He tells us what's wrong and leaves, I call landmark to get an ETA as to when our AC will be fixed and am told that they don't have an exact time. I explain to the rep that I am pregnant with a young child and it is hot and humid and I'm worried about mold growing even though we're doing our best to keep fans running to cool the house. He then tells me the only way he can get this submitted as an emergency is to email another department...how does that make sense? I'm also told if we hire another contractor to fix it sooner we will not be reimbursed. At this point I'm pissed. We've been waiting over a month for our garage to be fixed and I've been patient, understanding that process but an AIR CONDITIONING unit being broken during the summer should be flagged as an emergency as soon as it's submitted. We should have the option to be reimbursed because it is absolutely an emergency!
Stay away from landmark. I wish I would've done more research before deciding and will definitely be warning future homeowners. It feels like we were sucked into some scam.
Update: got a call back from rep about escalating our broken AC to an emergency case and was told it will not be escalated because the temperature has not hit 105°... - Kent H.McKinney, TX02Jan 24, 2023
Do your research if your realtor pushes this company and before you purchase anything from Landmark. They report only 60 employees on their LinkedIn page in Utah. The warranty I paid for is not even worth the paper it was written on.
I tried to get a repair after paying for over a year - the plumbing company was over 60 miles from my house and I live in the city! They showed up at almost 7 PM after sending a 10 minute notice.
I got nothing for my service call fee.

My experience with Landmark Home Warranty Company has been nothing short of a nightmare. I reached out to them on May 15, 2023, to have my air conditioning fixed, and since then, it has been a series of misdiagnoses and delays.
The first technician they sent was unable to do the job due to their inability to navigate the attic. This led to rescheduling and further inconvenience. The second technician misdiagnosed the problem as an electrical issue, leading me to hire an electrician at my own expense, only to find out there was nothing wrong with the electrical system.
Frustrated by the delays and the scorching 100-degree heat in Houston, Texas, I hired another air conditioning company, incurring additional expenses. When I requested that Landmark switch companies due to their repeated misdiagnoses, I was informed there would be yet another fee.
Despite assurances, Landmark failed to expedite the shipment of the necessary part for my air conditioning unit. Their lack of communication and unresponsiveness has been deeply frustrating. It has been 37 days since my initial call, and my air conditioner is still not working, leaving me in the dark about when this issue will be resolved.
Overall, Landmark Home Warranty's poor customer service, repeated misdiagnoses, and failure to deliver on their promises have made this experience extremely upsetting. I used to use landmark exclusively for the past 10+ years for all my clients home warranty contracts... Until recently on a personal contract/issue. Landmark has yet to resolve a AC issue during the hottest summer on record, for more than 31 days. I have spent over 6 hours on the phone with their customer service, promised a resolution expert will call me back, After 14 calls there has been no update or resolution offered. It is unfortunate to see my referrals end over something that could have been resolved so easily. I am being forced to take my 50+ contracts per year to another home warranty company.
Do yourself a favor and research the customer service, the 800 number has no way to connect you with a resolution department, manager, or anyone who can give you an update on the status of your claim... thus making a resolution nearly impossible. This has been one of the most frustrating experiences I have gone through with any claim department.
