When I purchased my home 10/31/2012 my agent insisted I get a home warranty. So I researched the few choices I was given. I chose Landmark. I added washer/dryer coverage for the set that came with the home, at my own expense as the seller was paying the initial $500 coverage fee.

Not a week after I moved in the hot water heater and dryer quit working. Landmark refused to repair the dryer. They did pay for a new burner and valve on the water heater. 1 year later the water heater went out and again they paid for the replacement of the water heater.

The issue has consistently been a basement floor drain that has not drained properly since I moved in. I have had Landmark send out a plumber 3 times now and never has it been fixed. Only snaked out. The first time the plumber came out he told me the main line was probably compromised and would most likely need to be replaced/repaired. On the last visit, 2/15/2014 the new plumber said the same thing. But that Landmark would not pay for a camera inspection to find out what was causing the main line to back up. He was able to again snake the line.

In October 2013 when speaking with the Landmark salesman about upgrading and renewing my policy. I specifically said I wanted the coverage on the main line to be added to my policy. I was willing to pay the increased premium. I hung up with the understanding that the main line from the house to the street would be covered along with my water softener.

I find out that the main line is in fact NOT covered by the upgrade. Again today after he has reviewed the conversation with the salesman, he insists that I did not get main line coverage but only cement encase pipe leak repair, which is not what I had requested. Then I am informed that I have not been paying for that requested coverage but that they can start billing me for it. I have been paying an increased premium since October 2013 and apparently it was not enough. So I'm paying extra for coverage that is not in place.

My account has been screwed up and not accurate since the renewal and upgrade.

Took my money, cancelled policy without notice and NO refund

Company cancelled my policy without notice. Did not refund money as they said they would on the BBB complaint. Poof! No warranty and I'm out the money for the warranty. But they're still sending me advertising.

The Truth About Home Warranty Companies

 

The TRUTH is that the home Warranty Company is to blame for the new crappy business model, these companies have not only shifted the burden of LIABILITY onto the contractors shoulders but have also gone to a FLAT RATE pay structure that  shifts the financial burden onto the contractor shoulders as well. 

Not only does the contractor have to pay out of pocket for all compressors they diagnose bad, but if they condemn a condenser or furnace or package unit as NEEDING TO BE REPLACED they have to buy and pay for that equipment out of their pocket. This is why VERY FEW people will ever get a NEW UNIT.

The contractor is payed a FLAT RATE of around $200 per job buy the home warranty companies for each completed job and has to MAKE UP ways (NON-COVERED COSTS) to offset the cost of the compressor and labor to install (average $500) just to break even, AND the Home Warranty Companies APPROVE of this, or it would not be allowed.

FLAT RATE has RUINED most if not by now all, home warranty companies. You should cancel your home warranty policy if you are waiting for them to replace your system because it is NEVER going to happen... EVER.

And now a word about the QUALITY of the home warranty hired contractor and the service tech's that they can AFFORD to hire, and the DAMAGE that these so-called service technicians do to your expensive HVAC system.

1. These contractors work on volume and pay their service clowns a FLAT RATE per call as well, what does this mean to you? typically the service guy is young, inexperienced and a believable liar that will baffle you with technical terms and jargon that in reality make no sense, he is in and out of your home quickly so he can get payed, the result is he will be back on the same issue ... soon, because he did not fix the problem (HE DOES NOT KNOW HOW TO) and yes you will owe another deductible.

2. EVERY TIME an inexperienced service clown attaches his refrigerant hoses to your system you run a very high risk of CROSS-CONTAMINATION, that is the introduction of contaminates (air, hydrochloric acid, hydrofluoric acid, other refrigerants) that are catalyst that WILL cause long and short term damage to your system. I call it venereal disease.

3. Used parts are the rule not the exception, WOW you say, this can't be true!  AND there is no way for you to prove that the part is used.

4. Without home warranty companies...          these CRAPPY CONTRACTORS WOULD BE OUT OF BUSINESS!!!

37 years in the HVAC business and i know that everything above is TRUE. 

YOUR HOME WARRANTY IS A SCAM... PERIOD.

Another Service Call Same Issue - No Return Call - No Service

Again I had to call for service on this issue/ 2/28/2014. Raw sewage in basement and can't flush toilets. Made phone claim around 7pm, another at 8:57 PM online as no one was returning calls as promised. Made a call around 9 am 3/01/2014 as still had not heard from anyone. Got Major run around and a huge amount of excuses. It's now 1:30 PM no one has called, toilets still are not flushable, basement still has mud coming up through floor drain.

Even had the city public works come out and make sure it wasn't their issue. It wasn't. It's in the line and snaking the line is no longer working. It has to be camera'd to find the blockage.

Landmark ran my monthly payment through the bank yesterday. Happy to take my money and not provide services I'm supposedly paying for. My next step will be to file a small claims for fraudulent advertising and failure to provide services paid for.

Still Not Happy

3 Times you have been called to come and FIX or repair the problem. It has NEVER been repaired. 3 times it's been snaked. How many more times will a call be required before it gets repaired? This should have been done the FIRST call not the 3rd or tenth for that matter.

I am unsatisfied with the explaination of what is covered and unsatisified with the warranty coverage of an existing issue when I moved into the home which SHOULD have been covered at that time.

We are very sorry but it appears that quite a bit of miscommunication has occurred. You do in fact have our Enhanced Pipe Leak Repair. What our representative has been trying to explain was that we were providing this coverage even though our Renewals Representative had forgotten to charge you for it. You have always had the coverage you requested. Per our contract main line stoppages are not covered, it is not even an option for an upgrade. What we have been trying to explain is that “[LHW] clear[s] stoppages which can be cleared with standard sewer cable through an existing clean-out located inside the home without excavation.” Here is the exact verbiage of our contract:

ENHANCED PIPE LEAK REPAIR*.............$100 COVERED: Concrete encased or underground pipe leaks located outside the foundation of the covered structure, including water, gas and drain lines that service the main home or other structure covered by us.  Not available to Condos or Multi-unit Buildings. EXCLUSIONS: Faucets; Hose Bibs; Sprinkler Systems; Pool Piping; Downspout; Landscape drain lines; Damage due to roots.  LHW is not responsible to replace or restore landscaping as a result of accessing and closing access to underground plumbing. NOTE: Not available to condos or multi-unit buildings. LIMIT:  $1000 maximum to diagnose and repair.

We are truly sorry for any misunderstandings. Our representatives are doing their best to help explain coverage. We also have an available recording of the call when you upgraded your coverage that you’re more than welcome to listen to. Your main line can continue to be snaked but it is recommended by the contractor that it be replaced. We’re very sorry that is something we do not provide coverage for. Although Landmark strives to go above and beyond for every homeowner we service we are still obligated to follow the guidelines of the contract. If we had made a mistake in our coverage we would have taken care of it and we stand by that.

It doesn’t make us happy to deny any work, we have a 97% approval record. We have provided the coverage that we can and will continue to serve you within the guidelines of our contract. This includes providing replacements when we can, like we did with your water heater. We truly appreciate you as a customer and would like the opportunity in the future to help provide contractors and financial support.
